Project Manager

To provide management oversight for all phases of Commercial construction projects, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being followed, and work is proceeding with quality, on schedule and within budget. Candidates should have 5 years Minimum experience in Commercial General Contracting project Management. Principle Project Management Duties:

· Develops a cost-effective plan and schedule for completion of the project following a logical pattern for utilization of resources.
· Minimizes exposure and risk by implementing and audits safety standards and quality assurance controls
· Coordinates work of subcontractors working on various phases of multiple projects.
· Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
· Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
· Supervises assistant managers and superintendents, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies.
· Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated.
· Reports to owner, architects and portfolio managers about progress and any necessary modifications of plans that seem indicated. Plans, implements, tracks and closeout / turnover of construction projects. Conducts project meetings.
· Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role
· Manages day to day client interactions and expectations, directly or in a supervisory role
· Accurately forecasts revenue, profitability and project costs
· Manages to and achieves revenue goals set for projects
· Generates and issues regular internal and external project reporting through company software (ProCore)
· Proactively identifies changes in project scope and ensures appropriate measures are taken
· Projects changes in scope and revenue
· Administers Submittal Review process between Subcontractors/Suppliers and design team.

Estimator

Estimator’s primary duty is to grow the company by achieving sales and profitability objectives for new projects and clientele through comprehensive cost estimating and project award. Estimator will accomplish this under the general direction of the Chief Estimator. ESTIMATING responsibilities:

· Support all aspects of subcontractor and supplier estimating and bidding processes.
· Process RFP, RFQ, and internal pricing request and facilitate broadcast announcements of bidding opportunities.
· Competently draft, proof, audit, and deliver both private and public proposals.
· Work with Project Executives, Marketing, and Accounting staff coordinating contributions from all into Proposals.
· Qualify sub-tier bids for completeness and compliance.
· Ensure company compliance with bidding regulations and goals of each project.
· Develop, prepare, coordinate, and execute presentations and proposals to existing or new clients.
· Work on multiple company bids simultaneously and delivering in accordance with deadline objectives. Operate and maintain proficiency in all internal estimating systems, technologies, and software.
· Minimizes exposure and risk by implementing quality assurance controls in estimating. Promptly reports changes (discoveries) in scope and revenue to senior management.
· Identify and execute strategic opportunities within proposals to optimize securing work.

Superintendent

The Project Superintendent is solely responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. Project Superintendent shall schedule all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed. The Project Superintendent shall be responsible for the coordination of work directed in the field, provided work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the project team (i.e. superiors, architect, engineer, consultant, owner) for mutual resolution, prior to execution of work that deviates from the approved plans. The Project Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction. Responsibilities include:

· Provide direction to and resolve problems amongst 30+ subcontractors and vendors.
· Ability to identify deficient work and provide resolution.
· Communicate using the following tools: telephone, fax machine, written logs, email, computer, digital camera.
· Blueprint reading.
· Proficient with Microsoft Outlook, Excel, Microsoft Project
· Endurance and ability to visit the entire job site, including stairs or other elevated structures.
· Monitoring jobsite general health and safety.
· Customer Service – Manages difficult or emotional customer situations; Responds promptly to customer needs; Solicits customer feedback to improve service ; Responds to requests for service and assistance; Meets commitments.
· Oral & Written Communication – Speaks and Writes clearly and persuasively in positive or negative situations; Listens and gets clarification; Responds well to questions; Demonstrates group presentation skills; Participates in meetings.
